FIBRA UNO ́S TOTAL REVENUES GREW 11.4% YoY
Mexico City, Mexico, April 29, 2025 – Fibra Uno (BMV: FUNO11) (“FUNO” or “Fideicomiso Fibra Uno”), the first and largest Real Estate Investment Trust in Mexico and Latin America, announces its results for the first quarter of 2025.

Total revenues increased Ps. $76.3 million or 1.0% QoQ.
NOI of Ps. $5,649.8 million, as the NOI margin over rental revenues
reached 82.0%.
Distribution per CBFI(1) was Ps. 0.5550 per CBFI(1), with a quarterly AFFO payout of 88.6%, attributable to 100% fiscal result.
Delivery of an industrial property in Tijuana for 95,861 sqft.
Consolidated portfolio occupancy closed at 95.4%.
The retail segment ́s occupancy grew 10 pbs QoQ, closing at 93.8%.
+1,770 basis-point increase in MXP-denominated contract renewals in the industrial segment, +760 bps in the retail segment, +550 bps in the “Others” segment and +170 bps in the office segment.
+1,360 basis-point increase in USD-denominated contract renewals in the industrial segment, and +780 basis-point in the retail segment.
Compared to First Quarter 2024 Highlights
- Total revenues increased Ps. $781.0 million or 11.4% YoY.
- NOI grew Ps. $463.1 million or 8.9% YoY.
- FFO per CBFI(2) increased 6.9% YoY.
