Mexico City, October 20th, 2025 – Promotora de Hoteles Norte 19 S.A.B. de C.V. (BMV: HCITY) (“Norte 19” or the “Company”), releases its results for the third quarter of 2025 (“3Q25”). Accounting figures have been prepared in accordance with International Financial Reporting Standards (“IFRS”) and are presented in Mexican Pesos (“$”).
Financial and Operating Highlights (3Q25)
- At the portfolio level, the Average Daily Rate (“ADR”) increased by 1.9% and the Revenue Per Available Room (“RevPAR”) increased by 0.7%, compared to 3Q24, reaching $1,357 and $768 pesos, respectively. The occupancy rate was 56.6%.
- Total revenue reached $1,079.9 million, a 3.6% increase compared to the same quarter of 2024.
- Operating income reached $48.7 million in 3Q25, a decrease of 61.0% compared to the $124.9 million reported in the same quarter of last year. During the quarter, the Company recorded non-recurring expenses of $50.1 million related to its corporate restructuring, as well as the recognition of impairments on certain written-down investments from its venture capital fund totaling $36.3 million.
- EBITDA and Adjusted EBITDA were $151.3 million and $238.0 million, respectively, in comparison to $234.4 million and $235.0 million in 3Q24. Adjusted EBITDA excludes the effects of the aforementioned extraordinary expenses to provide a more representative comparison of operating performance.
- During the quarter, we reported a Net Loss of $181.2 million, compared to a Net Loss of $8.8 million in the same period of the previous year. This result primarily reflects an extraordinary impact of $138 million, derived from expenses related to the organizational restructuring, the accounting write-off of non-productive investments in the venture capital fund, and the impairment of investments associated with the StackUp technology platform. These items and their impact on the period’s results are described in further detail below.
- At the end of the quarter, the portfolio operated 142 hotels, reflecting the Company’s strategy to optimize its current hotel units and the integration of seven City Express Suites by Marriott properties. The number of rooms in operation as of 3Q25 totaled 17,157, representing a decrease of 376 rooms compared to the end of 3Q24.
