Mexico City, October 28, 2025 – Fibra EXI (BMV: FEXI21) announced today its results for the third quarter ended September 30, 2025.
3Q25 HIGHLIGHTS
Total toll revenues for 3Q25 increased by 4.7%, reaching $1,061 million pesos, while the consolidated EBITDA margin was 76.2%.
As of the end of 3Q25, the total distributed amount by FEXI21 since the issuance of the FIBRA amounts to $2,419 million pesos, equivalent to a Dividend Yield of 10.9%.
3Q25 MAIN STRATEGIC ACTIVITIES
- As part of its growth strategy, on June 13, 2025, FEXI21, in partnership with a strategic partner, formalized the acquisition of 81.31% of the equity interest in Concesionaria de Infraestructura del Bajío, S.A. de C.V. (CIBSA), the concession holder of the Salamanca–León Highway in the State of Guanajuato. During the third quarter of 2025, FEXI21 continued the process of obtaining the necessary authorizations to complete the financial closing of the transaction, which is expected to take place before year-end. This acquisition represents a significant step in the expansion of FEXI21’s portfolio and reinforces its commitment to sustained and disciplined growth in highway infrastructure.
- FEXI21 carried out the necessary arrangements to obtain a credit loan facility from Goldman Sachs for approximately $5,100 million pesos. The proceeds from this financing will be used to fund the strategic acquisition of the Salamanca–León Highway, in line with the Trust’s objectives of portfolio expansion and long-term growth.
